STUDIO POLICIES

    • We do not accept tentative reservations or pencil bookings.

    • All bookings must be paid in full at the time of scheduling.

    • Photoshoot bookings are processed online at https://www.howell-studios.com, with real-time availability shown.

    • Online bookings must be made at least 24 hours in advance. For last-minute requests, please email us at hello@howell-studios.com

    • Your booking includes access only to the room selected and only during the time you have booked. Please include setup and takedown time in your booking window.

    • If additional time is required and the space is available, extensions can be added in 30-minute increments.

    • A confirmation email will be sent once your booking and payment are approved.

    • No refunds are issued for no-shows, unused time, or cancellations.

    • Before your booked time, please ensure you’ve filled out our waiver. We have attached it here for easier reference.

    • Cancellation and rescheduling policies apply equally to all guests, with no exceptions.

    • Management does not issue refunds. However, store credit or rescheduling (valid within 4 weeks from the original booking) is available if requested 7 or more days before the session.

    • Bookings may be rescheduled once if requested 7+ days before the original date.

    • No credit or rescheduling is offered for cancellations made less than 7 days in advance.

    • In rare instances where Howell Studios must cancel a session (due to repairs, emergencies, or other unavoidable events), a full refund will be provided.

    • Howell Studios cannot be used to produce content that includes pornography, violence, hate speech, or material that discriminates or harasses others based on race, gender, disability, or age.

    • Please leave the space as found. While no upfront cleaning fee is charged, a cleaning fee will apply if the space requires additional cleaning after your session.

    • Return all furniture, props, and dishes to their original positions.

    • If your garbage exceeds bin capacity, please use the dumpster in the parking area. We can handle excess disposal for a small additional fee—just let us know.

    • Unless you've booked the full venue, your access is limited to your designated room.

    • Please keep hallways, stairwells, kitchen areas, and other shared spaces free of belongings, equipment, or gatherings.

    • Furniture and setups must stay within your rented room.

    • The following are not permitted: glitter, smoke bombs, open flames, illegal substances, or alcohol.

    • Candles: If candles are part of your shoot, drip protectors are required to prevent damage to floors or furniture.

    • Cake Smash: Please cover the floors and any surfaces. Buttercream, in particular, leaves a slippery residue that can be dangerous for the next guests.

    • Pets: For shoots that include pets, please email hello@howell-studios.com in advance to confirm.

    • Violation may result in loss of the security deposit and additional charges for damage or cleaning.

    • Guests are responsible for loading/unloading their belongings.

    • Due to liability concerns, staff cannot assist with transporting personal items.

    • Kindly take care when moving gear to avoid scratches or damage to walls, flooring, and doors.

  • Each room has a maximum guest capacity to ensure safety and comfort:

    • LOOM: Max 15 guests

    • CALM: Max 15 guests

    • MISE: Max 5 guests

    If you expect more guests than listed, please contact us in advance so we can advise on appropriate next steps.

    • To extend your session, please contact us at least one hour before your scheduled end time.

    • If the room is available, you may extend in 30-minute increments.

    • Uncommunicated overtime will be billed at $50 + HST for every 5 minutes past the scheduled end time, charged to the card on file.

    • Security cameras are installed in all common areas (excluding bathrooms).

    • These may be reviewed in cases of damage, theft, overtime, or policy violations.

    • DO NOT drag or push large items—this causes damage to the furniture and the flooring.

    • If certain décor pieces or installations must remain in place, we’ll let you know prior to your shoot.

    • All furniture and props must be returned to their original positions. If not, a cleanup and reorganization fee will be applied automatically.

    • Any item that is broken, stained, ripped, or otherwise damaged during your rental will be assessed and billed at full repair or replacement cost, plus an administrative fee.

    • If the damage or missing item results in loss of income (e.g. cancellation of future bookings), the loss will be billed accordingly.

    • Onsite parking is available on a first come, first served basis.

    • Please do not block accessibility ramps or loading docks to maintain access for others.

    • Please be mindful of volume. Our studio rooms are not soundproof, so loud music or voices may disrupt other guests in the building.

    • Passenger elevators are located at the center of the building and may be used for people and light equipment.

    • For larger items, props, or furniture, the freight elevator should be used.
